IMPORTANT NOTE FOR AMERICAN AND EUROPEAN INTERESTED PARTIES

All foreign buyers of Brazilian property are strongly encouraged to obtain legal council with a Brazilian real estate attorney to review documentation and asses the advisability of a buyer completing the purchase. The sellers are not expressly or impliedly agreeing to act in any agency capacity for prospective buyers. All prospective buyers are advised to obtain there own Brazilian legal council to represent there interest in any purchase transaction. The sellers and buyers are at all times at "arms length".

Purchasing Procedures

There are three steps to purchasing land in Camocim Development.

1. You must sign a contract to purchase the land. The contract will be in English. You will not be able to get the deed in your name until you get a tax ID number or (CPF number). The following attorney can help you get a CPF number: However, the sellers make no implied or expressed guarantee as to the results of any attorney referral.

2. To acquire a CPF number you must fill out a simple form located at (HERE CPF FORM) and bring it into one of the many Brazilian Consulates located throughout Europe and America with your passport and official birth certificate. To see a list of Brazilian Consulates addresses, click HERE. It takes roughly two to three months to get your CPF number.

3. The final step is to put the deed into your name. There is one way you can do this, assign a trustee to sign in your name. After you have had a trustee sign for you, the deed will be put into your name.

Taxes and Information:

•  The taxes for property in Camocim Development are 1.5% of assessed value that is registered in your deeds.

The NorthEastern Brazilian Coast , and particularly the Camosim area, is very beautiful. However, as beauty is a matter of personal taste, all prospective purchasers of lots in the Light house Beach project are encouraged to visit the project prior to making a purchase offer.
